Common Gutter Problems and How to Fix Them
If there’s one part of a house that people tend to overlook until there’s a problem, it’s the gutters. But as someone who’s been on more roofs than I can count, I can tell you this: neglected gutters can lead to expensive damage, both inside and out. At DNB Construction, we’ve seen everything from flooded basements to rotting fascia boards — all caused by simple gutter issues that were left too long.
If you’re a homeowner in Northern Virginia, especially in older neighborhoods like McLean or Alexandria, you’re probably dealing with trees, changing weather, and aging materials. All of these affect how well your gutters perform. So let’s break down the most common gutter problems we run into, and what you can do about them.
1. Clogged Gutters
This is the most common issue we see. Leaves, twigs, seed pods, even tennis balls — they all find their way into your gutters and cause water to back up. Over time, this overflow can rot the wood around your roofline, damage your siding, or even ruin your landscaping.
The fix:
Cleaning your gutters at least twice a year in spring and fall is a good habit. If you’ve got heavy tree cover, you might need to do it more often. If climbing a ladder isn’t your thing, we’re happy to handle it for you.
You can also look into gutter guards, but they’re not all created equal. Some make things worse. We only recommend products that actually work, and we’ll show you the difference during an inspection.
2. Sagging or Detached Gutters
Gutters sag when the hangers or fasteners start to loosen, or when the weight of debris or water pulls them down. In winter, ice can build up and make this worse. Once they pull away from the fascia board, water starts spilling behind the gutters instead of through them.
The fix: First, the gutters need to be cleared of any weight. Then, we check the hangers — they might just need to be tightened, or they might be rusted out completely. We’ll also check the fascia board for rot.
In many cases, we recommend a full gutter replacement if the system is outdated or poorly installed.
3. Improper Slope
Gutters need to have the right pitch — not flat, not steep, just enough of a slope for water to flow toward the downspouts. If they’re installed level or sag in the middle, water will sit and stagnate.
The fix: We start by checking the pitch with a level. Sometimes it’s a quick fix — a few new hangers in the right place can correct the slope. Other times, the entire gutter system needs to be rehung or replaced, especially if it was never installed right in the first place.
We see this often in older homes where gutters were added later on or DIYed.
4. Leaky Joints or Holes
Over time, the seams between gutter sections can separate or corrode, especially in aluminum systems. You might notice water dripping from the middle of a run, or stains down the siding below.
The fix: For small leaks, we can reseal the joints with high-quality gutter sealant. If the damage is more extensive, it might make more sense to swap out that section or install seamless gutters. We also take this opportunity to check for damage behind the gutter and repair any affected trim or soffit.
5. Downspout Issues
Downspouts are just as important as the gutters. If they’re clogged, crushed, or disconnected, water will back up or pool near your foundation. That can lead to mold, mildew, and even foundation cracking.
The fix: We always check that downspouts are clear and properly attached. Sometimes, we need to add extenders to redirect water away from the foundation. In a few cases, we’ll reroute or replace the entire downspout to ensure proper drainage.
If the issue is recurring, we may recommend a full siding and gutter replacement to prevent future problems.
6. Rust or Corrosion
Metal gutters, especially older galvanized systems, can start to rust over time. That leads to holes and weak spots. Even aluminum systems can show signs of oxidation, especially near joints or fasteners.
The fix: Minor surface rust can sometimes be cleaned and treated. But once a system starts to corrode, it’s usually best to replace it. We typically recommend seamless aluminum gutters with baked-on finishes that hold up well in Virginia’s climate.
7. Ice Dams and Winter Problems
In winter, poor attic insulation and blocked gutters can create ice dams. Snow melts on the roof, refreezes at the edge, and backs water under the shingles. This causes leaks, even if your roof itself is in good shape.
The fix: We take a two-part approach. First, we check the insulation and ventilation in your attic. Second, we clear and inspect the gutters and recommend heating cables or better drainage solutions where needed.
If this is a recurring issue, it may be time to talk about improving both your roof and gutter systems together.
8. Overflowing Water During Storms
If you notice water gushing over the edges of your gutters during heavy rain, they may not be sized correctly for your roof, or the downspouts can’t keep up. This kind of overflow can cause erosion, siding stains, and even basement leaks.
The fix: We calculate your roof’s square footage and pitch to make sure your gutters are sized appropriately. Sometimes it’s as simple as adding another downspout or upgrading to larger gutters.
