When considering a slate roof, the two main issues for many homeowners are the cost and weight. As a result, they tend to be installed on “forever” homes where the homeowner has determined the upfront cost will payoff over time and the build quality of the home can accept a roof load of approximately 250 pounds per square (or 100 square feet). They also require a specialized process of installation that requires an expert roofer.

What is the composition of slate roofing? 

Slate roof tiles are made from metamorphic rocks. These rocks are derived from sedimentary rock of volcanic ash and clay. The mineral composition of the slate will determine its longevity, color and weathering properties. Minerals can also produce a shimmer and surface texture that is truly unique to nature and can’t be duplicated in synthetic slate roofing materials.

How are they installed and sold? 

Slate roof tiles are typically sold by the square (or 100 square feet) and come in a variety of sizes and thicknesses. Because they are split by hand, each quarry will typically have a standard offering as well as a special-order option for those designing a truly unique, “one of a kind” roof.

Slate is installed using copper, stainless or at least hot-dipped galvanized steel. The nail length is very important to insure they are long enough to penetrate the sheathing boards, but not punch through to the other side. The hammered nails should also sit flush with the slate. Pounded to far, and they could crack the slate. Not pounded in far enough, and they can crack the slate layer over them.

What types are available? 

All slate roofs are natural. Both the color and how long your slate roof will last depend on the type of rock the tiles were cut from. Some of the hardest types can last 150 to 200 years. Softer slates like those quarried in parts of Pennsylvania have a lifespan of 75 to 90 years. It’s always good to familiarize yourself with the different type of slates available, and the warranties associated with each. Lastly, if you’re replacing or reinstalling an old slate roof due to structural damage, be sure to about recycled roofing products. You may be able to sell or purchase reclaimed materials to lower your overall cost on the project.

Are slate roofs a good investment? 

Yes, slate roofs are an excellent investment if the upfront cost is affordable. Their durability and ease of maintenance make them a premium choice for the discerning homeowner that plans to live in the home for more than 20 years.
